Holiday Chalets in Kingsdown, Kent

The chalets at Kingsdown Holiday Park are the original accommodation on the site. The park has been running since at least the 1970s — guests who came as children now bring their own children — and the chalets are why. Timber-framed, sea-facing, individually owned and furnished. Not a branded holiday village. Not a lodge park with identical units. A community of privately owned properties managed by the people who own them.

The chalets sit on a clifftop site between Dover and Deal, a short walk from a shingle beach on the English Channel. Most face seaward. On a clear day, from the upper decking of the seafront chalets, you can see France.

About the Chalets

There are more than a hundred privately owned holiday chalets at Kingsdown Holiday Park. Each is individually owned and managed. That means variation in layout, décor, and included facilities — but it also means that most owners have invested in their own property and take direct pride in how it’s presented.

All chalets are self-catering. They come with a fully equipped kitchen, living space, bedrooms, and private outdoor space. Most have a front decking facing the sea and a rear decking or patio area. Several have been recently refurbished to a high standard.

Common features across most chalets include: sleeps up to 6 (some up to 7 with sofa bed), 2 to 3 bedrooms, fully equipped kitchen, many include dishwasher and/or washing machine, Smart TV with Netflix and Freeview, free unlimited WiFi, private decking with outdoor furniture and BBQ, bed linen and towels included, and travel cot and highchair available. Some chalets include electricity in the price. Others use a coin meter — the listing will specify.

Sea View Chalets

The most sought-after chalets face directly onto the English Channel. From the front decking you look out across the water. From the upper bedrooms on clear days you can see the French coastline. These book fastest for summer peak weeks — if sea views are a priority, book early. Several of the sea view chalets have been refurbished recently and include features like underfloor heating, leather sofas, large Smart TVs, and extended decks with proper outdoor dining furniture.

The Location

Kingsdown is a small coastal village in the gap in the White Cliffs of Dover. The cliffs rise to either side of the village — you can walk along the top in both directions. The beach is shingle, exposed to the Channel, and clean. On calm summer days the water is swimmable.

Deal is four miles north. It’s a proper town with a twice-weekly market, independent shops, good restaurants, a pier, Deal Castle (English Heritage), and a beach that runs for two miles. Dover is 20 minutes south. Canterbury is 20 minutes inland. The Channel Tunnel terminal is at Folkestone, 30 minutes west — some guests use the park as a first or last night on a continental trip.

What to Do

Walking the White Cliffs. The National Trust manages the clifftop path from Kingsdown toward St Margaret’s Bay and on to Dover. It’s one of the most dramatic coastal walks in the country.

Golf. Three of the greatest links courses in Britain — Cinque Ports, Princes, and Royal St George — are within 25 minutes of the park. St George hosts The Open Championship. Book tee times in advance for summer.

Channel swimming. Kingsdown is a departure point for English Channel solo crossings. The beach is used for serious open water training throughout the season.

Cycling. The lane network behind the chalk ridge runs through farmland with minimal traffic. The route from Kingsdown through Martin Mill and up to the ridge above Dover gives you views in both directions.

Walmer and Deal Castles. Both English Heritage. Both within ten minutes. Walmer is the official residence of the Lord Warden of the Cinque Ports and has better gardens.

Dungeness. Twenty-five miles west along the coast. One of the oddest places in England. Derek Jarman’s garden is there. So is a nuclear power station, a lighthouse, and a miniature steam railway.

Who Books the Chalets

Returning families. The park has multi-generational guests — people who came with their grandparents now bring their own children. The car-free site, the pool, and the beach access make it reliable for families who have found something that works.

Golfers. The proximity to St George and the other Sandwich courses is a genuine draw. Several guests book specifically to play as many rounds as possible across the Kent links.

Open water swimmers and their crews. Channel swimming is a niche but loyal market. The park is practical and the owners are used to accommodating training schedules.

Couples and empty nesters. Off-peak the park is quiet. A chalet with sea views, a decking, and a BBQ is a good way to spend a long autumn or winter weekend.

Are pets allowed? Most chalets do not allow pets. A small number are dog-friendly — filter by this in the search. No other animals.

What about smoking? No smoking or vaping inside any chalet or on decking. No exceptions — this is an insurance condition.

Is electricity included? It varies by property. Some include electricity in the price. Others have a £1 coin meter. The listing specifies which applies.

Do I need to bring towels? Bed linen and bath towels are included in most chalets. You need to bring your own beach and swimming towels.

Can I charge an e-bike or e-scooter in the chalet? No. Charging e-bike and e-scooter batteries inside chalets is strictly prohibited.

Is there parking? Yes. Each chalet has associated parking. The site itself is car-free — you park and then walk to the chalet.

Can we book for a hen or stag party? No. Hen and stag bookings are not accepted.
