Kingsdown Holiday Park sits on the White Cliffs of Dover, between Dover and Deal on the Kent coast. Our self-catering holiday cottages give you direct access to one of the most unspoiled stretches of coastline in England, minutes from a shingle beach and the English Channel.

These are owner-managed properties. You book direct. No agency fees, no call centres. The owners know their cottages and they know the park.

About the Cottages

Our holiday cottages in Kingsdown are self-catering properties set within the holiday park. Each cottage is privately owned and individually furnished, which means you get a home rather than a hotel room. Layouts vary but most sleep up to six guests across two or three bedrooms, making them well suited to families, groups of friends, or couples who want more space than a single room.

Every cottage comes with a fully equipped kitchen so you can cook your own meals, eat on your terms, and stock the fridge with whatever you need for your break. A short drive into Deal gives you access to a good selection of shops, a market, and some of the best fish and chips on the Kent coast.

Depending on the property you choose, your cottage may include: sea views or views across the park, private decking or patio area with outdoor furniture, BBQ facilities, free unlimited WiFi, linen and towels included, cot and highchair available on request, dog-friendly option available: Appleford House, and electric heating included in price.

The Location

Kingsdown sits in a gap in the White Cliffs, which is why the village exists at all. It’s one of the few accessible beach spots along this stretch of coast. The beach is shingle, clean, and rarely overcrowded. The sea here is part of the English Channel shipping lane, and on a clear day you can see France from the clifftops.

The village of Kingsdown has a pub, a church, and not much else — which is exactly the point. Deal is four miles north and offers everything you need: a weekly market, independent restaurants and cafes, a pier, a castle, and a proper high street that hasn’t been fully taken over by chains. Dover is 20 minutes south. Canterbury is 20 minutes inland. The whole of coastal Kent is within reach.

What to Do from Kingsdown

The White Cliffs. The stretch from Kingsdown toward Walmer and Deal in one direction, or toward St Margaret’s Bay and Dover in the other, is designated Area of Outstanding Natural Beauty. Walking it on a clear morning in any season is worth the trip on its own.

Deal Castle. Five minutes by car. Built by Henry VIII in 1539, it’s one of the best preserved coastal forts in England and English Heritage managed.

Golf. Kingsdown and Walmer Golf Club is adjacent to the park. Sandwich Links courses — Cinque Ports, Princes, and the Open Championship course at Royal St George — are a short drive north. This part of Kent is one of the best golf destinations in the UK.

Channel swimming. Kingsdown beach is one of the main departure points for English Channel solo swims. Even if you’re not attempting the crossing, you’ll likely see serious open water swimmers training from the beach throughout the summer.

Walmer Castle. Ten minutes away, a Tudor castle that became the official residence of the Lord Warden of the Cinque Ports. The gardens are particularly good in late spring.

Dungeness. Thirty minutes south. One of the strangest landscapes in England — a flat shingle headland with a working nuclear power station, a lighthouse, a miniature railway, and a colony of artists and writers who chose to live there.

Who Stays Here

Families with young children. The park is car-free on site. Children can move around freely. There’s a swimming pool, tennis court, children’s playground, table tennis, crazy golf, and a volleyball pitch. The beach is a short walk.

Golfers. The park’s proximity to St George and the other Sandwich links makes it a natural base. Several guests book for the sole purpose of playing as many rounds as possible across the Kent courses.

Walkers and cyclists. The coast path, the White Cliffs, and the surrounding countryside give you weeks of walking without repeating yourself.

Dog owners. Appleford House is our dog-friendly property. Kingsdown beach and the surrounding coastal path are excellent for dogs.

Channel swimmers. The park has hosted serious amateur swimmers and support crews for decades. The beach access and proximity to the Channel makes it a practical base for training and crossing attempts.
