BOOKING INFORMATION
Site Policies
- The holiday park management is not affiliated with this website or the individual chalet owners. Please note that facilities such as the swimming pool and laundrette are the responsibility of the site management and they reserve the right to close them without notice. Kingsdown Holiday Homes and the individual chalet owners have no authority over Kingsdown Holiday Park site policies.
- No pets are allowed on the site, this includes the car park, public areas and chalets. Please make sure all members of your party and any visitors are aware of this policy as there are no exceptions.
- If you plan to bring a service animal on holiday, please let us know so we can inform reception, who are responsible for the site animal policy.
- Smoking is allowed in the designated smoking area near reception.
- BBQs are allowed on site and many chalets have a BBQ for you to use.
Accessibility
- It is not possible to drive up to your chalet; from the car park they are accessed via a narrow path not suitable for mobility scooters and difficult for wheelchairs. Lighter prams are manageable.
- Most chalets have steps up to the entrance and some do not have a walk-in shower on the ground floor. The stairs in the chalets are steep and narrow, however most do have bedrooms on the ground floor.
- If you have accessibility concerns, please contact us and we will try to recommend a chalet that best suits your needs, as some back onto the car park and may be more suitable.
- There is limited accessible parking in the car park.
- The holiday park is on a cliff and getting around the village involves steep hills and roads without pavements.
General
- All towels and bed linen are included in your booking, please don’t take towels off site (bring your own for the beach).
- Some chalets use a £1 coin-operated electricity meter – please check the listing when booking as you may need to bring a supply of coins. The cost is set by the electricity provider and varies.
- We charge a £200 security deposit, this is for the owners’ peace of mind and security. This amount will be blocked on your chosen card but will not be taken unless the property has been damaged or incurred extra cleaning fees.
- Arrival and Departure: Arrive as early 12:00 on your first day, however your chalet may not be ready till 15:00. Please leave by 10.00 on your last day, to allow your chalet to be serviced for the next guests. If you require different arrangements, please let us know on the reservation form or contact us directly.
Site Facilities
- The car park is free for guests and booking is not possible. Please report your vehicle registration to reception at your earliest convenience after arrival. There are trolleys at the car park to help carry your luggage to the chalet.
- There is a laundrette on site which uses contactless or app payment. Some chalets also have a washer/dryer, please check individual listings.
- There is a mini-market at reception that sells basics like toilet paper, some food staples and cleaning products as well as ice lollies, soft drinks, treats and pool toys.
- There is no restaurant on site, and the bar will only be open at peak times as advertised outside the reception/bar. Please visit the Kingsdown Social Club website to see opening times or events for your visit:
- A coffee van is in attendance by reception at peak times.
- Swimming pool opening times are posted outside the swimming pool, swimming is free for guests however it is advised to book at the pool reception during school holidays.
- Equipment for the tennis court, table tennis, volleyball and mini golf can be hired from reception for a small charge. It is also advisable to book the tennis court during school holidays.
- There is a children’s play park and picnic tables around the site for your enjoyment.
Local Area
- There are three pubs in the village which serve food and are family friendly with garden areas: The Zetland Arms, The Rising Sun and The King’s Head.
- Local shops: Kingsdown has a newsagents / sweetshop/Post Office, butchers / grocers and deli (good for the barbecue).
- Supermarkets: The closest supermarket is Sainsbury’s in Deal. The other large supermarkets are Tesco at Whitfield Hill, Dover or Lidl, Honeywood Parkway, White cliffs business Park, Dover.
- ATM: The nearest cashpoints are in Deal, or at the supermarkets listed above.
- Local Transport: The nearest main train station with taxis is Deal and there are several local taxi companies, including Castle Taxis on 01304 363636 01304 680021

TERMS AND CONDITIONS
This is a legally binding contract between the property owner, and the holidaymaker. The property owner is also referred to as “we” and “us”.
The holidaymaker is the person who makes the online booking and is the main named person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as “you”.
Bookings
- A booking deposit of 25% is payable within 3 days please of the reservation. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking is then confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.
- The balance of the holiday cost, along with the security deposit, is payable 6 weeks prior to the start of the holiday. Failure to pay the deposit or balance in full by the due dates will constitute a cancellation of the holiday by the holidaymaker. Please be sure to note the due dates of these payments even though reminders are normally sent from the system.
- Bookings made less than 6 weeks prior to the arrival date must be paid for in full at the time of booking.
Payments can be made by Bank Transfer, Credit Card or Debit Card, details of which will be sent to you on confirmation of your reservation via a secure payment icon. - Only one discount is allowed for each booking and this amount is deducted from the base price. So if there is a specific discount for that booking in place, this will usually take precedence over the loyalty one, as it will be worth more.
- Access: Following full payment you will receive access information such as key location, door codes, etc. by email.
Cancellation by the Property Owner
- The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes unavailable, the property owner will endeavour to find the holidaymaker similar alternative accommodation.
- If similar alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund.
- The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.
Cancellation by the holiday maker & Refund policy
- If you cancel your holiday, for whatever reason, you will forfeit the 25% deposit as it is a non-returnable booking fee.
If you have paid the full amount, the 75% balance will only be refunded if we are able to re-let your week.
All short lets and cancellations less than a month before the holiday start date, will forfeit the whole amount. - We strongly recommend you take out holiday cancellation insurance.
Miscellaneous
- Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.
We cannot guarantee that those chalets with Wi-Fi will always be working, as there could be a fault with the line or equipment. If this is the case, there is Wi-Fi in the lounge area as an alternative. - The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
- The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner’s opinion, the behaviour of the holidaymaker and/or their party is unacceptable.
- The property owner reserves the right to refuse entry to anyone, who in the property owner’s opinion is not suitable to or capable of taking charge of the property.
Liability
- The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker’s party. Vehicles and possessions are left entirely at the risk of the holidaymaker.
- The property owner takes no responsibility for any facilities which are closed or not working. This includes the pool, which could be closed due to faults or management decisions. The chalet owners do not run the pool or any other facilities. No refunds will be offered in these situations.
- Children must be supervised.
Breakages
- The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday.
- Any accidental damage or breakages should be reported to the property owner (or their representative) prior to departure.
- The property owner retains the right to withhold money from the security deposit for damage and breakages although minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for.
Complaints
- Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner (or their representative) immediately it becomes apparent, such as a cleaning problem, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.
- The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.
